Why I Sometimes Tell My Clients to Wait Before Buying Property.

Most people think a real estate consultant’s job is to convince you to buy.

Sometimes, my job is to tell you to wait.

In real estate, we often hear the phrase, “The best time to buy was yesterday; the second-best time is now.”

So imagine the look on my client’s face when he excitedly told me he’d found a property and wanted to secure it immediately, and I looked at him and said, “I don’t think you should buy this one. I think we should wait.”

It felt like a plot twist. Isn’t a real estate consultant supposed to encourage every single sale?

I don’t think so.

I believe my responsibility is to help people make wise investment decisions, and sometimes the best financial move you can make as a property investor is to do absolutely nothing at all.

Over the years, I’ve noticed that the situations where I advise clients to wait usually fall into a few familiar patterns. Here are three of the biggest ones.

1. When the Purchase Makes You "Property Rich and Cash Poor"

One of the biggest reasons I advise clients to wait is when I see that the purchase will make them property rich and cash poor. I’ve had clients ready to empty their accounts just to pay the initial deposit of a premium property, leaving zero cushion for subsequent payments, their everyday living expenses, or life’s unexpected emergencies.

Real estate is a wonderful asset, but it isn’t one you can quickly convert into cash when life throws you a surprise. If life throws you an unexpected expense next month, you can’t sell a corner of your plot to pay for it. If buying a property leaves you one minor inconvenience away from financial distress, then it is simply not the right time. I will always advise that we wait until your liquidity aligns with your ambition.

2. When FOMO is Steering the Wheel.

Another reason I’ll advise a client to wait is when I sense that FOMO (Fear of Missing Out) is steering the wheel. Real estate is highly emotional, and the fear of missing out can easily make you ignore critical details.

When you buy out of panic, you are far less likely to stop and consider things like unrealistic developer timelines, poor title documentation, a lack of actual infrastructural growth in the area, or weak appreciation potential. If your motivation is rooted in anxiety rather than a clear strategy, I’ll always advise you to take a step back and breathe.

3. When Your Investment Goals Aren't Clear Yet.

I will also advise a client to wait when I see that their ultimate goals aren’t clear yet. Someone buying a plot to build a personal home or secure rental income needs a completely different set of criteria from someone buying strictly for long-term land banking. Without total clarity, it’s incredibly easy to choose a property that doesn’t truly serve its purpose.

If the property you are eyeing does not fit cleanly into the bigger picture of your investment portfolio, I’ll always advise you to wait.

Sometimes, “wait” doesn’t mean I’m saying “no.” Sometimes, it’s just my way of saying, “Let’s make sure this decision still feels right five years from now.”

At RennieProperties, I don’t measure success by how quickly someone buys a piece of real estate. I measure it by how confident they feel when they look back on that decision years later.

The market will always present another opportunity. What is much harder to recover from is a property you bought for the wrong reasons.

A successful real estate portfolio is not built on speed; it’s built on strategy. Sometimes the wisest move in an active market is to stand completely still until the right opportunity aligns with your goals and your readiness.

A missed deal is temporary, but a bad deal can follow you for years.
